Commission for Employers Agent & Principal Designer duties
Frankham has been carrying out the role of Employers Agent and Principal Designer on behalf of Lampton 360 and Ecoworld London for a 75 unit scheme at Lampton Road Hounslow. The eight-storey block of apartments is now at the half way stage with frame and external envelope complete and 1st fix M&E underway. Completion is due in August 2019. This development will help to fulfil Hounslow Council’s objective to create 1500 new homes accross the borough by 2024.
The eight storey mixed use building will comprising a 405m2 commnuity use unit (D1) and 75 apartments. With the community use unit situated on the ground floor, upper floors dedicated to one, two and three bedroom residential dwellings. The project exceeds Building Regulations by providing an operational sprinkler system within flats to achieve high levels of fire safety. The scheme will deliver a mix of shared ownership and affordable rented dwellings. Apartments will be in a range of sizes from 40m2 suites to 90m2 three bed, five person units.
This development marks the first project brought forward as part of an innovative joint venture housing programme. Hounslow Council and its wholly owned trading arm: Lampton 360 have joined forces with Ecoworld London to form Kindred Homes a development partnership to deliver on the boroughs demand for a broad spectrum of housing. Frankham will be offering consultancy services to the joint venture partnership throughout the programme up until 2024.
Managing the project from conception; Frankham have undertaken value engineering, redesign under section 73 notice, provided design auditing and carried out valuation and contract administration services. Our Principal Designer service has ensured pre-construction information is compiled and communicated to all parties and has governed the production of up to date risk registers to ensure safe design and working practices are in place at all times.
